SE 80th Apartments Nearing Completion

Work on the 11-unit apartment building at 241 SE 80th Avenue is nearly complete. At three stories tall, the multi-family structure rises above most surrounding buildings by at least one floor. Future residents will live in one of four single-bedroom apartments or one of seven two-bedroom units.

Three ground-floor units have external entrances accessed from each side of the building. All residents will use outside doorways when accessing the shared trash room and secure bike storage space. The front door opens onto a hallway that leads halfway back to a staircase used by residents of the upper levels. The second and third floors share a similar floor plan. Each upper story contains a pair of single-bedroom and a pair of two-bedroom apartments.

All units feature a stacked washer and dryer, an in-unit hot-water heater, and a single bathroom. The one-bedroom homes have a pocket door from the bedroom to the bathroom, creating a shared ensuite. The two-bedroom units have a larger kitchen area occupying a corner of the living space. In contrast, the single-bedroom units have a galley-style cooking space that doubles as the hallway into the apartment.

Schumacher Custom Homes constructed this project for Eleay Properties, replacing a cinderblock single-family residence. The new building is located on the new 70’s Greenway, giving future residents access to the bike-friendly routes. This project does not offer onsite parking. However, its proximity to public transportation and the historic Montavilla Downtown area will make this an appealing location for people who are not car-dependent.

Cinderblock Building Demolished for Apartments

Wednesday, March 15th, crews began demolishing the 1949-era cinderblock home at 235 SE 80th Avenue, making way for a three-story apartment building. The new structure will support 11 units of housing. Eleay Properties bought the house in 2019 and started the permitting process to build the multifamily development. Schumacher Custom Homes is the builder on this project.

In addition to the new housing, the developer will plant a new street tree and construct a carriage walk – a small cement path in the furnishing zone that bridges the planted gap between the sidewalk and curb, allowing people to exit a vehicle without stepping on the grass. An Early Assistance application for the project scoped 12 units and seven parking spaces. However, the submitted permit application text does not mention parking and proposes one less apartment. Expect to see demolition work complete at the site sometime next week, and construction should begin this summer.

Update July 20th, 2023. Crews have nearly topped-out on the three-story building, offering people a view of the structure’s massing. This is one of the tallest buildings in the surrounding area and represents a high-water mark for buildings in Montavilla.

12-Unit Apartment on SE 80th

According to documents filed with the city last week, the owners of 235 SE 80th Ave intend to construct an apartment building on the property. The proposed development would replace the one-story residence with a twelve-unit apartment building. In addition, the complex would include seven onsite parking spaces for residents.

The California company, Eleay Properties, bought the 1949 era house in June of 2019. It’s currently a rental property and occupied by tenants. The site sits across SE 80th Ave from Montavilla United Methodist Church and next door to The Barn apartments. Several other apartment buildings are in the area, and this property is one block from Montavilla Town, making it an attractive place for housing density.

Developers of the project submitted Early Assistance 21-059086 seeking advice for the project from City staff. The process takes place ahead of submitting design proposals and plans for review. This portion of the process is one of the earliest stages and may not result in an actual project. If moving forward, the beginning of construction would be over a year away.

Apartment projects around Montavilla Town are becoming more common. Due to its strong commerce and cultural center, this neighborhood will attract projects that prioritize density within a hyperlocal community. A move away from single-family housing can cause concern for some residents. However, this apartment could create an appropriately sized multi-family building that provides enough parking to avoid overburdening the neighborhood.
