Hong Phat Supercenter Opens July 26

Hong Phat Supercenter will open to the public on July 26th after a 30-minute ceremony that begins at 9 a.m. The store owners invite shoppers and community members to tour the new grocery store and indoor mall shops starting at 9:30 a.m. This Eastport Plaza situated location is the company’s fourth store, which opened a Tigard location last year. The store’s owner, with a partner, purchased this 154,000-square-foot building at 4200 SE 82nd Avenue from Walmart at the end of 2023. It now stands as one of the largest stores of its kind in the region, offering food familiar to Montavilla residents who have shopped at the brand’s 101 SE 82nd Avenue location since 2013.

The expansive building has room for many store-within-a-store shopfronts, offering retail spaces for smaller businesses. Shops open at launch include a hair salon, jewelry store, insurance office, beauty and skincare supplier, and a clothing boutique. One of the building’s owners explained two established food brands will rent around 20,000 square feet of space within the Supercenter later this year, expanding the variety shoppers will find during their visits.

In 2006, Fubonn Shopping Center at 2850 SE 82nd Avenue pioneered this model of an anchor Asian grocery store on 82nd Avenue, sharing its property with retail tenants. Hong Phat emulated that design slightly by adding an adjacent multi-storefront building to its Montavilla store in 2015. In 2019, SF (Shun Fat) Supermarket opened in the former Foster Road Fred Meyer building less than a mile from this newest Hong Phat location. This continued expansion indicates a successful model for joint grocery and retail operations.

Although these newer grocery stores predominantly offer culturally specific foods and brands, their size could allow them to meet most households’ general food-buying needs. As many national grocery stores consolidate and reduce the number of stores in the area, these growing food retailers are filling the gap in communities looking for neighborhood resources. Area residents can start stocking their pantries at this new Hong Phat store beginning Friday.

Hong Phat Opening new Supercenter on SE 82nd

Update: Hong Phat Supercenter will open to the public on July 26th, 2024.

Hong Phat Food Center will open a new location on SE 82nd Avenue in the former Eastport Plaza Walmart location, according to the Portland Business Journal. The 154,000-square-foot building will become the fourth grocery for the local chain. They have two other Portland locations, including one in Montavilla at 101 SE 82nd Avenue.

Walmart closed the Eastport Plaza store at 4200 SE 82nd Avenue on March 24th, 2023. The new Hong Phat Supercenter taking its place could open as soon as June, but more conservative estimates place the timeline into 2025. It will take at least 100 employees to run the store, with the potential to expand to 200. People living near Eastport Plaza expressed concern over losing access to Walmart’s grocery selection. Bringing food options to that neighborhood should help fill a gap in services for area residents. KGW has more information from the Portland Business Journal article.

99 Ranch Market Coming to SE Washington

99 Ranch Market will open its second Oregon supermarket near Mall 205 at 10546 SE Washington Street. The Pan-Asian grocery store has nearly 60 stores concentrated in California, with other locations spread across the country. The company is renowned for providing a wide range of imported products alongside local meats and vegetables. As with most stores in this chain, the new Montavilla adjacent location will offer prepared foods and baked goods made in an onsite kitchen.

Evidence of 99 Ranch Market’s impending Portland location surfaced in February through real estate flyers for space near this new supermarket. The listing agent for the property and store representatives would not confirm plans to open a store at this location until earlier this month when the company posted a coming soon banner above the future storefront. Although the new store will occupy a substantial portion of the building, it will cover less storefront space than the width of the shop. That leaves room for other smaller tenants near this grocery store’s entrance and will likely require an address change after crews erect new demising walls.

99 Ranch Market started in 1984 but only recently moved into Oregon. On August 23rd, 2017, they opened a Beaverton store at 8155 SW Hall Boulevard. That location proved popular, continually attracting Westside customers. Expanding across the Willamette River allows the company to tap into another cluster of shoppers. However, they face competition from similar stores with an established foothold in Portland. Montavilla has Hong Phat Food Center at the intersection of 82nd Avenue and E Burnside Street. Further south on SE 82nd Avenue, people can shop at Fubonn Shopping Center or Shun Fat Supermarket.

With many similar options within three miles of this new Asian grocery store, 99 Ranch Market must differentiate itself through selection, quality, and pricing. The Beaverton location offers a wide variety of food and kitchen items, some not available from the established stores in the area, but there are overlapping in-store offerings. The success of this new grocery store will take years to determine, but local residents have already expressed excitement for this Portland expansion. City permit examiners are still reviewing the applications, pointing to an opening sometime in 2024. Expect to see more details about this location towards the end of the year.

Shipping Business Opening Near Hong Phat

UPDATE – New sign has been added to the building.

In the space formerly occupied by Tiem Vang Ngoc Vi Jeweler, in the shopping complex next to Hong Phat Market, is a new shipping business. Tich TAC Shipping & Services will be located at 8155 SE Ash Street.

This appears to be a second location for Tich Tac. Currently, their Facebook page only references the location inside the SF Supermarket, at 5253 SE 82nd Ave #21. This is impressive growth for a company incorporated less than nine month ago, in July 2019. Tich Tac specializes in transporting goods from the US to Vietnam. They provide a logistics service offering consolidation, customs clearance, packaging, and domestic freight.

No opening date has yet been announced. We have reached out to Tich Tac to get more information and will update this post when information becomes available.
