Eastport Food Center Empties Out

As of August 1st, all vendors have left the Eastport Food Center cart pod, and the business appears to have closed permanently. The owner of the 23,000-square-foot dining destination at 3905 SE 82nd Avenue listed the business for sale in 2022. In May, the location’s website went offline, and carts began moving off property in significant numbers last month. Now, the facility is closed without a posted notice.

The property’s owner worked in the auto sales business and converted his used car lot to a food cart pod in 2020. Two years later, he changed his address to Texas, where he registered another car sales-related company. Around the time of the owner’s relocation in 2022, he listed the site and business for sale. Public records do not yet reflect a change in ownership. However, it appears this site will no longer support food cart operations and may have a new owner or a different tenant in the near future.

Update: Many of the food carts from Eastport Food Center have relocated three blocks north to the Collective Oregon Eateries (CORE) at 3612 SE 82nd Avenue. A representative with the CORE cart pod and dining hall said they would update the list of carts soon. Until then, they encourage people to walk a few blocks over to discover the carts available at their collective.

Food Cart Week 2023 Starts April 16

Because Portlanders love food carts and week-long eating celebrations, the food cart community created Food Cart Week. Sponsored by  Downtown Portland, The Oregonian/OregonLive, and Here Is Oregon, the second annual street-food dining event runs from April 16th through the 22nd and spans the entire city. Although cart discovery is the primary focus for participants, people can also enter several contests to win $100 in prizes.

Contestants have a few ways to participate. Oregon Live is hosting a People’s Choice Award. Submissions of a favorite Portland food cart will enter participants into a chance to win a $100 Visa gift card. Cart diners can also participate in a mobile app-based contest run by BabbleBuy. Top posters could win $100 worth of food from their favorite cart. Organizers will update the event’s website (portlandfoodcartweek.com) with more information as the festivities kick off this Sunday.

Supporting food carts helps small business owners and is an excellent way to experience the widest variety of culinary possibilities. Montavilla has a collection of options inside the Yard at Montavilla Food Carts pod at 8220 NE Davis Street. Other carts are anchored next to local businesses, including Rey Taco Cart at 145 SE 82nd Avenue and Thai Me Drunken Noodle at 803 SE 82nd Avenue. Beyond the neighborhood boundary, CORE – Collective Oregon Eateries at 3612 SE 82nd Avenue and Eastport Food Carts at 3905 SE 82nd Avenue host many eating options. There are also often overlooked nearby pods, including Powell 82nd Food Carts at 3405 SE 82nd Avenue and The Barley Pod at 6035 NE Halsey Street.

Eastport Food Cart Pod for Sale

The half-acre property and food cart pod at 3905 SE 82nd Avenue is available to purchase for $3.6 million. Listed by Keller Williams RealtyEastport Food Center is a fully leased 26-space food cart pod situated across from Eastport Plaza. The pod opened in 2020 on a former used auto-lot. The owner converted the 900-square-foot sales office into an indoor seating area, installed water and sewer hookups for each cart, and completely fenced the property.

The real estate flyer for the listing touts a yearly rental income of $400,000 which would offset the purchase price of this investment property. A new food cart pod across 82nd Avenue from this location opened a little over a year ago, placing the two eating destinations within three blocks of each other. That purpose build property at 3612 SE 82nd Avenue, called Collective Oregon Eateries (CORE), has added competition to the casual dining market along 82nd Avenue. However, it offers around half the cart spaces as its neighbor.

The site’s sale is contingent on the seller achieving a 1031 Exchange purchase of another property. This tax-saving maneuver is available when a person sells one investment property to buy another investment property. This requirement indicates the seller is not looking to generate cash but wants to move their investment to another location within the United States.
